£3.3 Million Farm in ‘Golden Mile’
A £3.3 million plus arable farm and its five-bedroom farmhouse and two cottages are billed as an “incredible” opportunity to buy into an agriculturally prime part of Angus known as the “Golden Mile.”
Property agent Galbraith says Carlogie Farm near Carnoustie is “outstanding”.
The “attractive” and “generously proportioned” main farmhouse boasts five double bedrooms all en-suite.
There are also two “spacious” sitting rooms, as well as a formal dining room.
“Impressive, well maintained” grounds include an enclosed garden featuring a large barbecue hut and patio area for outside entertaining.
To the front of the south-facing property is a former fishing pond.
A driveway sweeps across the front, with “ample” parking to the rear.
The larger of the two cottages has four bedrooms, two kitchens and four public rooms.
The smaller property has two bedrooms, a kitchen and living area.
Galbraith says both cottages are suitable for guest use, staff housing or rental purposes.
The Grade 1-rated farm also has a variety of agricultural buildings.
In addition, there is an established livery business with 38 stables and an outdoor riding area.
Galbraith says the area is well served by a network of agricultural contractors, merchants and suppliers.
Livestock sales are “readily accessible”, with markets held at Stirling and Thainstone.
The “Golden Mile” phrase refers to an area of much-sought-after and highly productive, prime Arable farmland known for its exceptional agricultural value.
Carlogie covers about 160 acres and is currently farmed to support the livery business.
Turf, leeks, spring barley and potatoes are all part of its crop rotation.
According to Galbraith, the soils are reputed to be among the most fertile in Scotland.
Galbraith partner Tom Stewart said: “This is an incredible opportunity to purchase a productive farm considered to be in Scotland’s finest farming area.”
Carlogie Farm could be split into five lots.
The private owners are seeking overs over £3.325 million for the whole farm.
