Angus firms hail ‘win-win’ deal for warehouses at Montrose Port

Two Angus businesses are hailing a “win-win” deal for warehouses at Montrose Port.

Shipping firm Rix Group has expanded its holdings at the port by purchasing a 56,000 sq ft warehouse on Cobden Street from Wynnstay Group.

Meanwhile, Rix has provided a 10-year lease to a Wynnstay Group subsidiary for a larger warehouse as part of its own expansion plans.

The lease for the 107,000 sq ft warehouse on Barrack Road will enable Wynnstay subsidiary Glasson Fertilisers to expand its blending operation.

As part of the deal, Rix Group will also supply stevedoring and ships agency services to Glasson Fertilisers via its Montrose-based subsidiary, Rix Cargo Solutions.

James Doyle, Rix Group managing director, described the arrangement as a “win-win”, with both businesses benefiting.

He said:

“The Cobden Road site is adjacent to our existing port operations, making it a strategic acquisition for Rix Group.

“It expands our footprint on the quayside and is the latest in a long line of investments in Montrose stretching back more than 70 years.”

Construction of the warehouse on Barrack Road was completed by Rix Group around 10 years ago and has since been used to store grain.

It is currently undergoing a transformation into a modern manufacturing facility to support the continued growth of Glasson Fertilisers across Scotland.

Rix Group has spent millions acquiring warehouses in Montrose over the past decade.

Mike Fry, director of estates at Rix Properties, said:

“This acquisition is another positive step in growing our presence at Montrose Port.

“Alongside the purchase of the property and land, we’re delighted to have secured long-term lease agreements with Glasson Fertilisers and to continue supporting their operations.

“We look forward to building on this relationship and investing further in high-quality commercial property that supports businesses for the long term.”

In 2023, Rix Group acquired two warehouse at the town’s Broomfield Industrial Estate for around £2 million.

Kevin O’Leary, arable and manufacturing managing director at Glasson Fertilisers, added:

“The new Montrose facility will double our blending capacity in Scotland, enhance operational efficiency and provide the infrastructure required to support our growth ambitions and increasing customer demand.

“This is a significant investment in our future and demonstrates our continued confidence in the Scottish market.”
